What Barakat Claims — and What the Record Shows
Barakat's professional biography on the Vanguard Properties website describes a highly successful real estate career. The public record tells a different story.
"Subhi has secured tens of millions in closed transactions for his clients and is constantly rated in the top of San Francisco Realtors. Subhi's sales statistics set records... Subhi's success is due in large part to his conscientious, professional and ethical approach to real estate."
— Subhi Barakat's self-authored biography, vanguardproperties.com/agents/subhi-barakatAs of June 2026, Barakat's Vanguard Properties profile shows zero current listings and zero sold properties. The "Sold" section of his profile displays: "No properties to display at this time." There is no publicly verifiable record of any closed real estate transaction in over a year. His profile describes him as pursuing an MBA at San Francisco State University and living in South Beach with his "Tuxedo Cat, Desmo."
Barakat's biography also describes him as a former Buyer at Walmart eCommerce and a stock/options trader — credentials he continues to present publicly while carrying over $26,000 in unpaid small claims judgments and being the subject of over $285,000 in total civil claims.
March 3, 2026: Barakat Confirmed Funds & Promised Full Refunds
On March 3, 2026, Barakat sent the following email to PAN France attendees. He made specific, written, time-bound promises of repayment — and attached a brokerage screenshot as proof of funds. No refunds were ever received by any known victim. Every claim in this email was false.
Subject: A Personal Apology and Commitment to Make Things Right
$108,360.25 — Claimed as Proof of Refund Funds
Barakat attached this screenshot of a Webull "Individual Cash" brokerage account showing $108,360.25 as supposed proof that refund funds were available. Note: the account shows $0.00 market value, $0.00 open positions, and $108,375 in unsettled cash — meaning no actual investments were held. The account balance was never transferred to any victim.

Every material claim in this email was false. As of the date of this page — more than three months after the promised seven-day refund window — no PAN France victim has received a refund. The small claims court judgments documented above (Tan v. Barakat, Gordon v. Barakat, Knox v. Barakat) were all filed after this email was sent, because the promised payments never arrived.
The brokerage screenshot Barakat attached as proof of funds shows $108,375 in unsettled cash with zero market value and zero open positions. No transfer from this account to any victim has ever been confirmed.
This email — with its specific dollar amounts, named third-party confirmations, and explicit written confirmation that "sufficient funds are available" — was sent with no intention of follow-through. It is a documented example of the deliberate deception that defines Barakat's pattern of conduct.
PAN France (2025) & PAN Croatia (2026)
Multiple small claims court judgments in San Francisco Superior Court are directly tied to Barakat's music festival activities. The following is drawn from public court records and publicly available platform data.
Festival Cancelled One Week Before Event — No Refunds Issued
Barakat organized a paid music festival event called "PAN" to be held in France in 2025. The event was cancelled approximately one week before its scheduled date. At least four San Francisco Superior Court small claims judgments are associated with this event and related unpaid obligations. Barakat failed to appear at every hearing. As of the date of this page, no judgment holder has received payment.
The organizing entity, Project Sanctuary Club Inc. (CA Entity #6417844), was incorporated October 13, 2024 as a for-profit California stock corporation with Barakat as its registered agent. Its required Statement of Information was due January 11, 2025 and was overdue as of the date of this publication.
New Event Promoted While PAN France Judgments Remained Unpaid
In January 2026 — while four small claims court judgments from PAN France remained unpaid — Barakat began promoting a new ticketed event: "PAN Croatia 2026," listed on the TicketFairy platform with a stated capacity of 850 attendees. The listing was removed from TicketFairy by approximately February 10, 2026.
2021 Mercedes-Benz AMG GT — Never Returned
Court records confirm that Barakat leased a 2021 Mercedes-Benz AMG GT (VIN: W1KYK8AA6MA042326, original listing price $196,262) in July 2021. He defaulted on the lease in March 2022 and has never returned the vehicle to Mercedes-Benz Financial Services or Daimler Title Co., both of whom hold active liens on the vehicle.
$191,949.57 Claimed — Vehicle Unrecovered
Mercedes-Benz Financial Services filed suit in San Francisco Superior Court seeking $191,949.57. Despite multiple service attempts, Barakat evaded process at his gated building. The court dismissed the case in September 2024 after denying service by publication — not because the debt was resolved or the vehicle returned. The debt remains unpaid and the vehicle unrecovered.
A vehicle history report confirms the title remains in California with two active liens from Mercedes-Benz Financial and Daimler Title Co. The last recorded odometer reading is 18 miles — at the time of purchase in August 2021. No service, inspection, or emissions records exist since purchase. No theft report has ever been filed. The vehicle appears to remain in Barakat's possession despite being the legal property of the lienholder, and likely operates with lapsed registration and no current insurance.
